Buyer beware or do not despair! This is a perhaps the fundamental question going through a first-time home buyer’s mind when considering to jump into the current market. With home prices reaching all-time highs, buyers have to put down more money than ever in order to purchase homes by conventional means, the battle to secure a home can seem nearly impossible. But it is not as there are “hidden” (not really) programs that can be immensely helpful when it comes to securing a downpayment for a home.
The influencers, financial advisers, and even realtors make it sound so simple when it comes to a downpayment for a home. The median household income for those buying their first home reached a record high of $97,000 in 2024 and the median down payment they put down was 9%, which is the highest since 1997! With demand for housing continuing to outpace available stock and interest rates not budging, the downpayment will continue to be a major barrier for many first-time buyers for the foreseeable future.

Georgia Dream Homeownership Program
(AKA: the state of Georgia says, “We got you, bruh!”)
This is one of Georgia’s best-kept “secrets” (it’s not that secret if it’s on Georgia.gov, but it’s not exactly thrown in your face with on all billboards featuring personal injury law firms when speeding down I-20) for first-time homebuyers.
The Georgia Dream program offers:
Down payment assistance of 5% of the property purchase price or a maximum of to $10,000 for first-time home-buyers, homebuyers who have not owned a home in the last 3 years, and/or those that are buying homes in certain areas or Georgia!
Protectors, educators, and nurses (PEN) can obtain assistance of up to 6% of the purchase price or a maximum of $12,500.
There are even potential benefits available if a member of your family lives with a disability.
A bonus of the program includes competitive fixed interest rate loans
There are other special options for teachers, healthcare workers, veterans, and public servants

Federal Housing Administration (FHA) Loans

(Free money? Fore Real, For real, you know there is no such thing—but this is close enough and something you can get excited about.)
